Why Florida homeowners call Fast Pro

Careful work

We set ladders on solid footing, clear gutters by hand, and cover plants before any roof wash. Nothing gets dragged across your shingles or dumped in your flower beds. When we leave, the work area is cleaner than we found it.

Straight answers

If we see a sagging run, a loose hanger, or a seam that has started to leak, we show you the photo and explain what it means. You decide what to do next. We will not try to scare you into anything.

Quick turnaround

Most estimates happen over the phone, and we work around your week. After a named storm, calls pile up fast, so we move storm cleanups to the front of the line.

We do not leave a job until water runs freely through every downspout on your house.

6+ years and 2,500+ jobs have taught us where Florida gutters fail

Most of the overflow calls we get start at a downspout elbow. A fistful of wet palm fiber lodges at the first bend, and the whole gutter behind it backs up. That is why we flush every downspout and watch the water leave, instead of stopping when the trough looks clear.

We have cleaned gutters under live oaks in Duval County, beside palm-lined streets in Broward and Palm Beach, and on Tampa Bay and Orlando roofs in between. Each place drops something different. After 2,500 jobs we know which trees fill a gutter in a month and which roofs need a gentler cleaner.

We are licensed and insured, and we are happy to send you proof before the job. You are letting someone climb onto your roof. You should know who they are.

Five services that keep water moving off your roof

Rain lands on the roof, runs into the gutters, and leaves through the downspouts. We clean every stop on that path.

Gutter cleaning

A Florida gutter does not clog the way a northern one does. Palm fibers knot together, oak catkins mat into felt, wet pollen turns to paste, and old shingles shed grit that hardens into a crust. A leaf blower does not touch most of that. Hands and scoops do.

We clear every run, bag the debris, and take it with us. Then we check hangers, seams, and the fascia behind the gutter for damage you cannot see from the ground.

  • Every run cleared by hand and bagged
  • Roof debris removed from the lower edge and valleys
  • Free inspection with photos of anything we find
  • Storm cleanups after tropical systems

Downspout cleaning

Most overflow starts at a downspout, not in the gutter. We run water through every downspout and clear the blockage at the elbow or outlet. If your downspouts tie into a buried drain pipe, we flush that line too.

  • Blockages cleared at elbows and outlets
  • Underground drain lines flushed
  • Flow tested before we leave

Gutter guard cleaning

Guards keep out large debris, but pollen, seed pods, and shingle grit still get through and settle underneath. We lift the guards or screens, clean them, and clear the trough below.

  • Screens and guards lifted and cleaned
  • Trough underneath cleared by hand
  • Guards set back and checked

Gutter brightening

Rain leaves black streaks and oxidation on the outside face of your gutters, even when the inside is clean. We wash the face of each run so the gutters match the rest of your roofline.

  • Black streaks washed off
  • Oxidation and dirt removed
  • Easy to add to any gutter cleaning

Roof pressure washing

Roof cleaning here means low pressure and a roof-safe cleaner. The black streaks come off, and your shingles, tile, or metal stay intact. We clear the gutters first so the rinse has somewhere to go, then flush them again at the end. See how soft washing works.

  • Black streaks, algae, mold, and moss removed
  • Plants covered and rinsed before and after

What gutter cleaning and roof washing cost in Florida

Every house is different, so we quote each job by phone. These typical ranges give you a starting point before you call.

Gutter cleaning

$150 – $450

One-story homes with short runs sit at the low end. Two stories, long runs, and packed gutters cost more. Downspout flushing is included.

Downspout cleaning

Included

Every gutter cleaning includes flushing every downspout. Standalone work and underground drain lines are quoted after we see the setup.

Gutter guard cleaning

$200 – $500

Priced by the length of gutter. Lifting, cleaning, and resetting guards takes longer than clearing an open gutter.

Gutter brightening

$150 – $400

Priced by the length of gutter face and how stained it is. Easy to add to a gutter cleaning visit.

Roof pressure washing

$350 – $1,000

Based on roof size, pitch, material, and how much algae is present. Large, steep, or tile roofs can run higher.

What changes your price

The same house can land at either end of a range depending on the work involved.

  • Number of stories
  • Total length of gutter
  • How packed the gutters are
  • Roof size and pitch
  • Roof material: shingle, tile, or metal
  • Access around the house
  • Gutter guards or screens
  • Underground drain lines

These are typical ranges for Florida homes, not a quote. Your exact price depends on the work involved, and we confirm it by phone before we book.

What happens when you call

The same six steps on every house. You do not need to be home for any of them.

  1. 1

    You call and we quote

Give us the address, the number of stories, and what you see. We quote over the phone and book a day.

  2. 2

    We walk the property

Before any ladder goes up, we look at the trees overhead, the roof edge, and where each downspout ends.

  3. 3

    We clear by hand

Every run is scooped and bagged. Roof debris along the lower edge comes off too.

  4. 4

We wash the roof, if booked

We apply the roof-safe cleaner, let it work, and rinse it off with low pressure.

  5. 5

    We test with water

Water goes through the gutters and every downspout. We watch it reach the ground before we call the job done.

  6. 6

We show you and clean up

You get before and after photos and a plain note on anything we spotted. Then we haul the debris away.

The Florida gutter calendar

The advice to clean twice a year comes from places with one leaf season. Florida has several. Twice a year is the minimum here. Under heavy trees, plan on three or four visits.

Late February to March

Oak catkins and spring pollen fall all at once. Clear them before the first summer storms find a full gutter.

Late May to early June

Hurricane season runs June 1 to November 30. This is the visit that matters most.

October to November

The wet season is ending and the summer's debris is still sitting in the trough. Clean it before it hardens.

After any named storm

One night of wind can fill a gutter that was clean the day before. Check it, whatever your schedule says.

Roof cleaning that will not damage your roof

Most people who search for roof pressure washing want the black streaks gone. We get that. The streaks are a cyanobacterium called Gloeocapsa magma. It lands on damp shingles, feeds on the limestone filler inside them, and spreads on the wind from roof to roof. Florida's heat and humidity keep it growing.

High pressure takes the top layer off and can loosen shingle granules. We use a soft wash: low pressure, and a roof-safe cleaner that does the actual work.

High-pressure blasting compared with low-pressure soft wash on a roof
On your roof High-pressure blasting Our low-pressure soft wash
ShinglesKnocks off protective granules.Granules stay in place.
AlgaeRoots stay and streaks return sooner.Cleaner kills growth at its base.
Water intrusionCan force water under shingles.Gentle flow that follows the way rain runs.
Tile and metalCan chip tile and scar coatings.Safe on tile, metal, and shingle.

Most Florida roofs do well with a wash every 2 to 3 years. Shaded slopes, north-facing sides, and roofs under oaks grow algae faster and may need it sooner. A damp, algae-covered roof also sheds more grit into the gutters below, which is one more reason we handle both in a single visit.

Signs your gutters or roof need attention

You can spot most of these from the driveway. If you see two or more, call before the next storm.

  • Water sheets over the front edge of the gutter during rain
  • Vertical streaks on the outside face of the gutter
  • Grass or small seedlings growing in the trough
  • A gutter that sags or pulls away from the fascia
  • Standing water and mosquitoes at the roofline days after rain
  • Dark streaks or green patches on shaded roof slopes
  • Sandy grit at the downspout outlet or on the driveway
  • Washed-out soil or splash marks along the foundation

Questions before you call

What is included with gutter cleaning?

We clear every run by hand, remove debris from the lower roof edge, flush every downspout, and inspect hangers, seams, and fascia. You get before and after photos, and we haul the debris away.

How often should I clean my gutters in Florida?

At least twice a year: once in late spring before hurricane season and once in late fall after it. If oaks, pines, or palms hang over your roof, plan on three or four visits a year.

How much does gutter cleaning cost?

Most Florida homes fall between $150 and $450 for a gutter cleaning, depending on gutter length, the number of stories, and how packed the runs are. See the pricing section for every service, then call with your address and we will quote it by phone.

Do I need to be home during the service?

No. If we can reach the gutters and roof, we can work while you are out. We send photos when we finish.

Is pressure washing safe for my roof?

High pressure is not. It strips shingle granules and can push water under the roof. We use a soft wash: low pressure plus a roof-safe cleaner that does the cleaning.

What causes black streaks on a Florida roof?

A living organism called Gloeocapsa magma. It feeds on the limestone filler in asphalt shingles and spreads on the wind. Florida's heat and humidity help it grow fast.

How long does a roof cleaning last?

Most Florida roofs do well with a wash every 2 to 3 years. Shade, tree cover, and north-facing slopes can bring algae back sooner.

Do gutter guards mean I can skip cleaning?

No. Guards keep out large debris. Pollen, seed pods, and shingle grit still get through and settle underneath. Guarded gutters need cleaning less often, but they still need it.

Can you clean the gutters and the roof in one visit?

Yes, and it is the better way to do it. We clear the gutters first, wash the roof, then flush the gutters and downspouts again so the runoff leaves nothing behind.

Do you clean gutters after a hurricane or tropical storm?

Yes. Storms pack gutters with branches, shredded leaves, and moss. Have them checked after any named storm, even if you cleaned them a few weeks earlier.

Are you licensed and insured?

Yes. Ask us for a certificate of insurance and we will send it before the job.

Which Florida counties do you serve?

We serve homeowners across Florida. The counties we serve page lists each county and its main cities, and we add more as we grow. If your town is not listed yet, call anyway.

Need gutter cleaning or a roof wash?

Call and tell us where you are and what your gutters or roof look like. We will quote it by phone and find a day that works.
